The 2 Services

1 - Introduction Only 

This service is only recommended for those landlords with significant property management experience. It offers the landlord a start-up service when renting their property.

 Brownstones will provide the following: 
 

    • Marketng, advertising and conducting viewings at the property
    • Carry out a Landlord Gas Safety check if required, at a cost of £65 inc VAT
    • Tenant selection, introduction and referencing
    • Preparation of the tenancy agreement & Section 21 Notices
    • Managing the commencement of your Let and subsequent extensions
    • Transfer of utility bills (Council Tax, water, Electric and gas)

    2 - Full Management

    This service offers landlords all of the above but with Brownstones dealing with the day-to-day affairs in relation to the property and the occupying tenant.

    Extras include:

    • Carrying out any maintance work, using local competitve contractors on your behalf
    • Collecting the rent on a monthly basis and forwarding it into your bank account
    • Checking tenants in and out and sourcing new tenants if or when required
    • Preparation of inventory and schedule of condition with colour photographs

    For landlords who already have a rented property or need the following services, we can arrange these for a fixed price.


    Tenancy Agreement (AST) - £50
    Section 21 Notice (ending an AST) - £30
    Section 8 Notice (rent arrears) - £50
    Possesion order to evict tenants - £150 + (£175 court fees)
    Full Colour Inventory (upto 4 bed) - £90 (furnished or unfurnished)
